On the list of major US cities where having a pool installed is most beneficial for home value, Houston placed 9th with an overall increase of $36,000, while Austin was second only to Los Angeles with an increase of $50,000.

Type of swimming pool
This is arguably one of the most important factors to consider when it comes to how much value a pool will add to your property. In-ground pools are regarded as more aesthetically pleasing and nicer designs than above-ground pools, so if you’re really hoping to increase your property’s value then we’d recommend this as the way to go.

The size of your backyard

It’s also worth noting what pools your neighbors have in place. If your local neighborhood has lots of pools, then adding one to your yard will almost certainly boost its value. If you’re the only house in the area that doesn’t have a pool, then you might suffer when it comes to property value.
On the flip side, if you’re in a neighborhood that doesn’t have any pools, then it can still be beneficial to install one. This is because it’ll help your property stand out from the crowd, and hopefully see the value rise.
